ENGINEER
MAKING THE COMPLEX SIMPLE IN A LARGE-SCALE BUILDING PROJECT? NO SWEAT.
You might think that this phase is about 3-D modeling and design selections. And technically, it is. But it is also about establishing communication and setting a pace that works for everyone on the team.
Design control remains always in the architect’s hands. Our engineering team integrates with your design team to transform your design into prefab bathroom products of higher quality than traditional stick-built construction. We also meet with team members to coordinate work and submit material plans to the architect. Through our fully integrated 3-D process we can coordinate environmental systems, fixtures and finishes, and you can envision the final product before assembly.
Finally, we develop a project-specific mock-up (a prefabricated bathroom POD) that enables owners and architects to see the products, finishes, and color selections exactly as the end user would—reducing unanticipated change orders later. When our clients are happy, we start building.

EXECUTE

BUILD
This phase is focused on fulfilling the vision for the project. We build each prefabricated bathroom unit to ensure that the intended design and customer experience are fulfilled.
Before we begin assembly, we develop two and three-dimensional jigs to ensure that every part of every manufactured unit fits perfectly. Efficient, assembly-line style construction ensures accuracy, precision, consistency, and speed. We weld our studs, use epoxy grouts, and weld water-tight membranes to meet expectations. We, and our third party affiliates, inspect every modular bathroom POD to ensure the highest quality, according to the prefab project specifications.
INSTALL
Our upfront schedule results in on-time, every-time installation. Each bathroom POD is shrink-wrapped for watertight transport, lifted into place, set in its final location, and secured to the building superstructure. The POD becomes part of the building and is field inspected through to building completion.
To ensure precise installation, we provide guidance, proprietary equipment and anything else you need. Although installation is the final step in the process, it’s not the end of our partnership. We remain available to all our clients.

What is the difference between prefabrication and modular construction?
These terms are often used interchangeably. Prefabricated units are developed for a particular project and approved through the traditional construction permitting processes. Modular construction is generally of a predetermined design and certified as a manufactured product.
Loom Crafts offers construction manufacturing of prefabricated building components—an engineered process for creating prefabricated units that is lead by a multi-disciplinary team and ensures predictability in cost, timing, and quality.
What type of projects can use modular bathroom or kitchenette PODs?
Any project that has repeatable elements can use PODs. Proven markets include hospitality, healthcare and housing, such as senior, student and multi-family communities.
What is included in a prefabricated bathroom POD?
PODs vary from project to project. Typical units include ceiling, wall and floor framing, interior drywall, mechanical, plumbing and electrical rough-in; finishes, such as paint, tile, doors and hardware; as well as casework, fixtures, mirrors and other permanently mounted accessories.
Is there a standard specification for PODs?
Loom Crafts has full-service design capabilities and can provide sample specifications, as well as assistance in customizing these to your project requirements.
When should we engage Loom Crafts?
To minimize re-design and maximize project performance, we recommend getting involved at the 50% Design Development phase or sooner. Although Loom Crafts has successfully engaged with and delivered against timelines and project needs beyond this point in the project timeline.
What design issues should I know when considering PODs?
PODs are limited in size to standard shipping dimensions and floor-to-structure clearances of on-site construction. Delivery and placement costs may increase with over-sized components.
Do I need to recess my concrete slab to accept prefab bathrooms?
Healthcare, senior living and high-end hospitality projects are often designed with a sloped floor system to a floor drain. These types of PODs typically require a recessed structural slab. Loom Crafts has a low-profile structural floor system that can be utilized on projects that cannot accommodate a structural slab recess. Either system meets requirements for universal accessibility.
How do you prevent damage during shipping?
Loom Crafts PODs are engineered solutions. Our R&D efforts have developed assembly and shipping techniques that ensure delivery of a quality product (e.g. shrink wrap, welded connections, etc.)
How does the quality of prefabrication compare to stick-built?
Our design integration and lean manufacturing techniques ensure quality tolerances are repeatable in every unit. This process cannot be replicated in stick-built construction.
Who performs the POD installation?
POD Installation can be performed in many ways, but all methods are straightforward, repeatable, and can be performed by a contractor chosen by the Construction Manager. Loom Crafts will provide a factory representative to educate and train the installation crew and perform installation quality reviews.
Who does the testing and inspections of your units?
Loom Crafts approach is to ship a complete, fully tested unit to your project. If your state has a modular or off-site inspection program, We will work with the project team and the state to coordinate all of the testing and inspections.
